It is never an easy thing for a foreigner to buy real property in China.  On one hand, there are quite a number of documents to be signed and on the other hand, property transactions often involve a large amount of money, which always poses a big concern of money safety. In regard of the complex procedures, you need a real estate broker to help you and in regard of money safety concern, you may need a lawyer to take care of that. However, that will mean the increase of your transaction cost, namely, the brokerage fee of 1% of sale price plus the lawyer fee.

 

The way out of that dilemma will be to find one person who can concurrently serve as a broker and lawyer. WE OFFER THAT SERVICE.

 

(1) When you are to be engaged in a real property transaction, leasing or purchasing, you come to us first letting us know your requirements for the property. As real estate lawyers, we are allied with a number of brokerage companies, we will be able to easily find target properties for you by mobilizing our connections with those brokerage companies.

 

(2) Then upon finding of your satisfactory property,  we will help you to conclude related documents by minimizing your risk exposure relating to the transaction. Of course, upon your authorization, we may execute those documents on your behalf.

 

(3) upon signing of those documents, we will help to go through the remaining formalities till the end, such filing and registration with relevant government agencies.

 

For all the services above, our legal fee will be the amount of 1% of the sale price (may vary according to the transaction conditions), the ordinary amount you generally pay to the brokers. With that, you don't need to pay any commission to the brokers since we will take care of that matter.
